Engineered Timber

Concrete Slabs in Brisbane: What to Know
Most homes built in Brisbane since the 1970s sit on a concrete slab. This is important because it dictates which products can be installed and how.
The two installation methods for concrete slabs:
Method one
Floating Installation
Planks click together over a moisture-barrier underlay, with no fixing to the slab itself. Works for hybrid, engineered timber, and laminate.
Method two
Glue-Down Installation
Planks are bonded directly to the slab with a specialist flooring adhesive. Common for engineered timber on slabs.
Brisbane slabs, particularly in older homes and homes built on reclaimed or low-lying land, can have elevated moisture content. Installing timber-based flooring (including engineered timber and laminate) over a slab without testing moisture is the single most common cause of flooring failures in QLD. We test moisture as a standard part of every installation assessment.
Slab flatness matters too. A slab needs to be flat within 3mm over a 3m straightedge for most floating installations. Older or poorly poured slabs may need self-levelling compound before installation can proceed.
Queenslander Homes and Raised Timber Floors
Traditional Queenslanders, raised cottages, and older Brisbane homes often sit on timber stumps with hardwood floorboards or sheet flooring above. These homes have different considerations entirely.
Options for raised timber subfloors:
For traditional Queenslander restoration projects, we usually recommend either restoring the existing solid timber where possible, or installing new solid timber to maintain the period character and long-term value of the home. For contemporary renovations of older homes where the look is more modern, engineered timber and hybrid are also great options. South East Queensland is one of the highest-risk termite zones in Australia. If you are installing any timber-based flooring (solid timber, engineered timber, or laminate), termite protection should be part of the conversation.

- Engineered timber and laminate have less timber content than solid timber, reducing the food source for termites
